What you can do to create a great first impression you can sell your home faster

Selling your home can be a stressful enough business, so the last thing you need is extra worries when all you want to do is sign the paperwork and move on to your new home. A great first step in achieving this will be to create a good first impression – so that your property has a real ‘wow factor’ for anybody who turns up to view it.

This isn’t an easy thing to pull off, as you don’t want to spend too much money on a property you’re just about to leave, but at the same time, you can’t cut corners on something that could affect the side of your house.

Make sure your house is real curb appeal

You can make or break the sale of your home in pretty much the first 10 seconds. To get this right, you need to make sure that your front lawn (if you have one) is neatly trimmed and that no weeds are growing over paths or the sidewalk outside your house. Once this box is ticked, then surrounding your front door with plants in pots (that you could take with you when you move) can add a glorious patch of eye-catching color.

You can also ensure that the front of your house is well presented so that any viewers don’t just see a list of jobs that need doing. Also, ensure that any garages or outbuildings look well maintained and that a fresh coat of paint on a garage door probably won’t go amiss.

Stop people loitering outside your house

One thing that won’t give a good first impression to anybody wanting to buy your property would be a large group of youths hanging around outside your house. They might not be doing anything wrong-  in fact, they probably won’t be – but normal, boisterous behavior can be off-putting to older people, and they might think, perhaps wrongly, that they might be moving into a ‘bad’ neighborhood.

A device from Mosquito Loitering Solutions can remove the chance of any misunderstandings. It emits a sound at a frequency only audible to younger people and is likely to make them move on somewhere else. This means you don’t have the problem of youths loitering outside when people turn up – or the uncomfortable scene that would no doubt be caused by you asking them to move on yourself.

Ensure it’s photographed properly by the realtor

You’ll find that the majority of realtors know what they’re doing and will show your house off at its very best. However, you might find that sometimes if you’re selling a family home, a single male realtor in his 20s might miss a trick or two when it comes to showing off the areas that people with children would pay more attention to. For instance, they might be less interested in the designer bathroom (that is likely to get ruined anyway) than the massive amount of storage options that a young realtor might pass over.

By giving the photos a check before they either go into a brochure or card designs, you can ensure that all the right things are being shown to prospective customers – so they have a good impression of the property before they even decide to view it.
